The result shows what percentage of the property value would be funded by the loan. A larger deposit reduces both the loan amount and LVR. It does not estimate repayments, interest or borrowing eligibility.
Loan amount = property value − deposit. LVR (%) = loan amount ÷ property value × 100. The calculator applies these two steps directly to the values entered.
For a $750,000 property and a $150,000 deposit, the loan amount is $600,000. Dividing $600,000 by $750,000 and multiplying by 100 gives an 80% LVR.
The Reserve Bank of New Zealand uses LVR restrictions as a speed limit on categories of new bank lending. Its current high-LVR definitions differ for owner-occupiers and property investors, but they are not an approval promise: lenders still apply their own serviceability, debt-to-income, credit and property criteria.
No. LVR is one measure. Lenders also assess income, expenses, debts, credit history, the property and their current policies.
No. Reserve Bank restrictions apply to categories of bank lending, while each lender still makes its own application decision.
No. It subtracts only the deposit entered from the property value. Legal fees, reports, moving costs and other expenses need to be budgeted separately.
