Check the exact address before the offer or tenancy becomes binding
Zone boundaries can run behind houses, split streets and differ by school level. A listing that says “close to” or “in sought-after zone” is not evidence.
Enter the full address in the official map, read the current written scheme and ask the school what documents it requires. Save dated copies with the property due-diligence file.
Look for a proposed boundary as well as the current one
The Ministry can consult on new or amended enrolment schemes as rolls change. A home inside today’s line may sit outside a published proposal by the time a younger sibling starts.
An enrolled child can generally remain after a later move or zone change. That protection does not necessarily guarantee an unenrolled sibling, so ask the school about the exact family scenario.

Do not manufacture residence for enrolment
The Ministry warns that a temporary move made to obtain enrolment can result in the enrolment being annulled. Use the address where the child genuinely lives and provide accurate documents.
If school access drives a purchase, involve the lawyer and school early. The financial cost of assuming a zone is far larger than the five minutes saved by trusting the advertisement.
