The deposit is not the only cash needed

Buying can involve legal work, a building report, LIM or council records, lender valuation, moving, connections and immediate property work. Enter actual quotes as they become available.

The calculator separates these items from the deposit so the mortgage amount and upfront cash target remain clear.

Keep due diligence property-specific

A lawyer or conveyancer should review the agreement and title issues. Building and council information depends on the property, and a lender may request valuation or insurance evidence.

Do not remove an important check only to make the purchase target look smaller.

Retain a post-settlement reserve

A reserve is money intended to remain after settlement, not another service fee. Keeping it visible helps show whether the plan would consume every available dollar.

The appropriate reserve depends on the household, property condition and other financial commitments.

Replace defaults with quotes

There is no universal NZ price for legal work, reports, LIMs or moving. Council charges and professional fees vary, while some purchases require additional specialist reports.

Update each field as the transaction progresses and keep contingency for costs that are not yet known.

Frequently asked questions

What costs should I budget for when buying a New Zealand home?

Alongside the deposit, consider legal or conveyancing work, a building report, LIM or council records, any lender valuation, moving, connections, immediate work and cash retained after settlement.

Are the default costs standard fees?

No. They are editable planning examples only. Obtain quotes because costs vary by provider, council, lender, property and transaction.

Why keep a post-settlement reserve?

Using every available dollar at settlement can leave no room for moving costs, urgent repairs or other surprises. The calculator keeps an entered reserve visible instead of treating it as purchase spending.

Does this include mortgage repayments?

No. This tool focuses on cash required around purchase and settlement. Use the mortgage calculator separately for ongoing repayments and interest.

Can this replace legal or building advice?

No. A property transaction requires property-specific due diligence. Engage a lawyer or conveyancer before signing an agreement and use appropriately qualified inspectors.
